Waterford Crossing has 3 independent associations of single family clusters located within the master Waterford Crossing Homeowners’ Association. Each of these sub associations has their own Covenants and Restrictions that are subordinate/subject to the master association. Each unit pays the annual assessment to the master association plus a monthly maintenance fee that is determined by the sub association for maintenance and other services.

Lismore Homeowners Association

This group of 31 homes has been actively maintaining and beautifying the common areas of their association since 2005. They share the responsibilities with three year terms for President, vice president/secretary, and treasurer. The  monthly dues is collected quarterly by the treasurer and used to pay lawn mowing, snow removal, taxes, and other budgeted items.  They have worked together to keep the contracts for maintenance reasonable and efficient. There is an annual meeting in August to update needs and elect trustees.

Waterford Commons

The Commons is located directly off Drake Road to the east of the main Waterford Crossing entrance.  Tree lined white picket fencing and an illuminated tower create an inviting entrance to Berkshire Circle. Here you will find thirty Cape Cod style homes and a lovely gazebo located in the circle’s center.

The Commons Homeowners Association is self-managed and includes three elected board members. Quarterly assessments cover landscaping, snow removal and other incidental expenditures.

Waterford Reserve

Waterford Reserve Homeowners’ Association was established in 1998 and includes homes on Charter Lane and Erin Circle.  We have a very diverse group of homeowners composed largely of mature adults, singles, couples and a family with young children.  We enjoy both large and small back yards, some with wooded views, and we all enjoy quite a lot of shared common area.  Our homes styles include both colonials and ranches.

Our Association neighbors are a friendly, active group, enjoying a Christmas gathering along with smaller gatherings at other times of the year.

Our board is a volunteer group of homeowners who have worked to keep our homes and grounds lovely while keeping our monthly maintenance costs very reasonable.  The board members are Karen Ford, Tom Martin, Fred Mehalik, Jim Petsock and Jenise Veris. (21 residents)
